What makes you different from other property management companies?
We are local full time property management with 24x7 maintenance hotline. We are landlords too so we understand the needs of landlord, not like some property managers that are just salary based and they don't own rental properties. Our goal is to find long term tenant who maintains property well and stay more than 1 year. We offer leasing guarantees, eviction guarantees, and pet damage guarantees etc. -
What cities do you manage?
Cary, Apex, Morrisville, Durham, Raleigh, Knightdale, Garner, Clayton, Mebane, Greensboro, High point, Winston Salem, Chapel Hill, Rural Hall, Fuquay Varina, Garner, Orlando and surrounding areas. -
Can you only find tenant but let me manage myself?
Yes. We charge one month rent for leasing only. We hand everything to you after we finish move in process. -
What services are provided?
We are a full service management company. Services include rent collection, bookkeeping of expenses and monthly statement, repair coordination, lease renew, move in and move out inspection, eviction and legal posting and reporting to credit bureaus. -
How often do you inspect the property?
We do annual inspection 1-2 months before lease renew date. If tenant has pets, we will inspect 3 months after move in date. -
Can you put the money directly into my account?
We receive rent due and distribute your proportion of the collected rent on 15th of each month through direct deposit to your bank account. -
How are the maintenance and repairs handled?
We don’t require a reserved fund for maintenance. We require all tenants to submit service requests either online, through a smart phone app, or call 24x7 maintenance hotline. We will verify and resolve the issue over the phone first, if repairs are needed. We will create a work order for the contractor and copy you. If the cost is within the maintenance cost limit agreed on the property management agreement, we will approve and perform the repairs on your behalf. If cost exceeds the maintenance limit, the contractor will provide an estimate and we will contact you and obtain permission for the work to be performed. We have relationships with contractors in the area and can have maintenance performed at a reasonable cost on your behalf. Repair cost will be deducted from next month’s rent if cost doesn’t exceed the rent. You will receive invoices after work is done. -
Do you buy and sell real estate too?
We are not only a property management company,we are also a full broker firm working with investors. We use our knowledge to help our clients to continue to invest in rental properties for best potential growth and minimal risk. -
How long will it take to rent out my property?
How long it takes to fill a vacancy depends on the time of year, competition, and the condition and price of your home. We will work with you and advise you about what needs to be done to make sure your property is ready for the rental market and is attractive to potential tenants. There is some seasonality to the rental market with spring and summer being much more active that fall and winter, but we rent the homes every month. -
What do you do if tenant stops paying rent?
We seek to ensure you that your tenants are truly qualified to rent the property and we work with homeowner to make decision together to pick the best tenant. This reduces the likelihood that your tenants won’t pay rent on time. However, if a circumstance arises where your tenant does not pay rent on time we will investigate the situation, have a conversation with you, and when necessary, begin the eviction process. We will pay all legal and court fees up to $2000, basically it covers all legal costs involved in an eviction. -
How is rent collection handled?
We give the tenant three options to pay. ACH online payment, credit card and cash payment at convenience store using payslips. We require certified fund at move in. -
How do you screen the tenant?
We use AI technology and we have read only rights into applicants' bank account and payroll system to check live real records to avoid fraudulent documents.

- Criminal History
- Current Employment
- 3-5 years Rental History
- Savings in Bank Account

How much security deposit do you charge the tenant?
We charge between 1 to 2 month deposit. In some special situations, we will require the tenant to pay more rent up front for lower credit. -
Who will make the decision to pick the tenant?
Not like other property management companies, we share all applications with landlord and landlord will get involved to make a final decision to pick the best qualified tenant. -
What type of properties do you manage?
We manage single family houses, townhouses, and some apartment buildings. -
What type of reports do I get and how often?
You will receive the owner's monthly statement on the 15th of every month and a year end cash flow statement to include the entire year’s rent, expenses and management fees collected so you can use it to file the tax return. -
Who holds the tenant security deposit?
We hold security deposit in a trust account.
